In our years of experience as professional pool inspectors at A+ Pool Leak Detectives, we have come to learn one thing: not all pool inspection reports are created equal. As polished as their presentations may seem at face value, some reports often lack critical information regarding structural, electrical and compliance issues. This is why it’s essential to double-check yours, ensuring it includes these non-negotiable contents for your protection as a realtor or home buyer.

Essential Information That Must Be Included in Your Pool Inspection Report

  • Condition of Safety Features. Even gorgeous backyard oases can be hazards waiting to happen if elements violating stringent codes go unnoted. A pool inspection report must dig beyond the appeal, ensuring code compliance and family safety are the foremost priorities. Therefore, it should include a thorough assessment of whether the pool steps, ladders, lighting, barriers, and drain covers are fully code-compliant.
  • Physical Condition of the Pool. Pool inspectors utilize specialized tools, like thermal imaging cameras, to definitively classify material composition, pH, leakage rates, shell integrity and deck deficiencies. These findings must also be documented in your pool inspection report.
  • Physical Condition of Pool Equipment. Some pool inspections skip past critical specs on pumps, filters, and skimmers that degrade slowly over years of invisible wear and tear. We recommend paying special attention to this backbone equipment keeping your pool crystal clear, chemically balanced, and swimmable. Ensure that each one receives itemized scrutiny in the report.
  • Condition of Electrical System. Last but not least, a comprehensive electrical system assessment of your pool is non-negotiable. From wiring issues to bonding failures, cutting corners on an electrical inspection can compromise the safety of your pool. Every last junction box, GFCI, and underwater electrical fixture must meet the highest safety bars, and the results must be fully outlined in the pool inspection report. A pool inspection report without an electrical inspection is an absolute dealbreaker!
